When you choose to work with Rebate Properties to purchase a new home, we’ll share 2% of our commission—paid by the builder—with you! We love helping smart buyer save big on their new home purchase.

Resale Home Buyer Rebates:
For resale homes, the seller typically paid a 3% commission to the buyer’s agent, though many sellers are now reluctant to continue this practice. At Rebate Properties, we reward you for doing the initial legwork to identify 1-3 homes that interest you—whether that means driving neighborhoods, reviewing schools, or checking crime statistics. Once you’re ready, we’ll represent you in negotiations and share 1% of our commission if we can successfully negotiate a 3% commission with the seller’s agent.

How to Get Your 2% (New Home Rebate):

  1. Contact us at 1-877-RBATES-1 (1-877-722-8371) to see if Rebate Properties is the right fit for you.
  2. Get pre-qualified or pre-approved with a lender (we can provide recommendations if needed) and share your lender’s pre-approval letter with us.
  3. Research new home communities to find builders you’re most interested in. If you visit any, let the agents know you’re working with Rebate Properties as your buyer’s agent.
  4. When you’re ready, sign a buyer representation agreement with us, and we’ll prepare your purchase offer to present to the builder. We’ll negotiate price and terms on your behalf.
  5. Once we have a fully executed contract, we’ll help you find a property inspector to identify any material issues before closing. If the inspector finds major issues, we’ll work with the builder to get repairs made or request financial concessions instead.
  6. Prior to closing, you’ll receive a draft settlement statement showing your rebate, which will be credited at closing—saving you thousands of dollars.

How to Get Your 1% (Resale Home Rebate):

  1. Identify 1-3 homes you’re interested in and seriously considering.
  2. Drive by the homes to check out the neighborhood and surrounding area.
  3. Make sure you’re ready to act by having your pre-approval letter from your lender in hand.
  4. Contact us to schedule showings, draft your offer, and negotiate with the seller’s agent.
  5. Once you’re at the closing table, you’ll receive your 1% rebate!

SELLER SAVINGS

Save on Listing Fees: Traditionally, sellers paid a 6% commission, but as of August 17, 2024, commissions are no longer automatically the seller’s responsibility.
